Prices and buying

How much does an apartment cost?

One-bedroom 32–45 m² — from ฿7,740,000 (1 Bedroom) and from ฿7,740,000 (1 Bedroom) — ≈ $215,000–178,000, two-bedroom 56–86 m² — from ฿13,912,000 (2 Bedrooms) and ฿13,912,000 (2 Bedrooms) — ≈ $215,000–246,000. 179 of 263 units available (32% sold). What is the down payment?

The down payment is 25% of the unit price, due at contract signing. For a 1 Bedroom at ฿7,740,000 that is ≈ ฿994,000 (~$30,000). The ฿100,000 reservation deposit paid earlier is credited towards it. Then three more instalments of 25%: after 7 months, another 7 months later, and at the transfer of ownership (Q1 2028) — interest-free. Full schedule with the calculation →

What is the minimum payment to secure a unit?

A ฿100,000 (≈ $3,000) deposit takes the chosen unit off the market and locks the price. Then 25% at contract signing within 2–4 weeks.

What is the payment plan?

Interest-free for the entire construction period: 25% contract → 50% in stages during construction → 25% at transfer. Detailed schedule — in the payment plan section.

Are prices negotiable?

The price list is set by the developer, but promotions on selected units and discounts for larger down payments appear periodically. Ask the manager for current terms — they change from release to release.

Ownership and legal

Can a foreigner register full ownership?

Yes. Under Thailand's Condominium Act, foreigners can own freehold within 49% of a building's sellable area. Registration is at the Land Department with a chanote (title deed). Once the quota fills — 30-year renewable leasehold.

Freehold or leasehold — which to choose?

Freehold is outright ownership: easier to resell and inherit, usually 5–10% more expensive. Leasehold is a long lease with renewal rights, cheaper and with a lower registration tax. If quota is available, freehold is the rational choice for most buyers.

Does buying at PEYLAA Phuket qualify for a visa?

Yes. Since 2026 there is an investor visa (Non-Immigrant B Investment): buying a freehold condominium from ฿3,000,000 grants a renewable one-year visa extendable inside the country, with no visa runs. Any unit at PEYLAA Phuket (from ฿7,740,000) clears the programme threshold. After the 12-month extension you can sponsor visas for a spouse and children under 20. Note: it must be freehold, not leasehold. We'll help with the procedure — ask the manager for details.

How does a remote purchase work?

Reservation and contract are signed remotely (DocuSign/courier), payment goes by international transfer, and Land Department registration is handled by power of attorney. A personal visit is not required.

Which documents should be checked before buying?

The EIA (environmental approval), construction permit, land chanote, the developer's licence and the contract — with a lawyer. We provide the project document pack and recommend independent legal review.

Costs and taxes

What costs come on top of the unit price?

Sinking fund ฿850/m² (one-off), CAM fee ฿85/m²/month, registration costs (~1–2% total, split per contract), utility meter connections. A full worked example — in the payment section.

Is there an annual property tax?

For owner-occupied residential property the tax is minimal or zero (exemption threshold). Rental income must be declared; rates depend on residency — we can refer you to a tax adviser.

What does a 45 m² unit cost to run per year?

CAM ≈ ฿32,600/year + metered utilities (electricity ~฿4–5/kWh, water) + internet ~฿600/month. Roughly ฿45–60k/year (≈ $1,400–1,800) excluding rental management.

Rental and returns

What can rental earn?

Estimate for Bang Tao: short-term — 6–9% net at 65–75% occupancy; long-term — a steady 4–6%. Calculation with real comparable rates — on the rental yield page.

Who manages the rental if I live abroad?

A management company: listings on Airbnb/Booking/Agoda, check-ins, cleaning, reporting. Fees typically run 20–35% of rental income depending on the package.

Is short-term rental legal?

Daily rentals in Thailand are regulated (Hotel Act): stays from 30 days are straightforward in condos; shorter stays run through licensed management schemes. This is a question to ask before buying — and we answer it honestly.

Project and timeline

When is handover, and can it slip?

Target: construction completion in Q4 2027, ownership transfer in Q1 2028. Delays do happen on Phuket; your protection is construction-linked payments and a developer with completed phases (about Capstone Asset).

Who is the developer?

Can I view the project without flying in?

Is it true pets are allowed?

Yes — a rarity for Phuket: a dedicated pet-friendly building and a walking area. Check pet size/number rules with the manager.
