The spread within one type comes down to floor and view: the same layout on the 8th floor costs roughly 15–20% more than on the 2nd. The most affordable apartment in the project is unit A213 at ฿7,740,000 (32.1 m², 2nd floor); the most expensive one available is B703 at ฿13,912,000 (62.75 m², floor 7). Units are delivered fully finished, unfurnished; furniture packages are optional. The contract currency is Thai Baht (THB); $/€/₽ figures are indicative at July 2026 rates ($1 ≈ ฿33.3). The exact list of available units is in the current price list.
What is included in the price and what is paid on top
The list price covers the apartment itself with finishing and basic fit-out. On top of it the buyer pays mandatory condominium fees and registration costs. Budget with these in mind.

Developer Capstone Asset raises the list price as construction progresses: completion is set for Q4 2027, so several increases still lie ahead. Rare types appreciate fastest — only 19 units of 2 Bedrooms exist in the whole project, and 14 of 2 Bedrooms.
Price questions
Do prices rise during construction?
Yes — PEYLAA Phuket developers traditionally raise prices as construction progresses and inventory sells: buying early means the lowest entry price. Ask the manager for the current stage dynamics.
What's included in the price, and what's extra?
On top of the unit price: a one-off sinking fund of ฿850/m², CAM fee ฿85/m²/month, plus registration taxes and fees (typically ~1–2%, shared per contract). Details — in payment terms.
Can I buy furnished?
Units come finished but unfurnished. The developer and partners offer furniture packages — price depends on unit type. Promotions periodically include a free furniture package — see the current offer.
Why does the same layout cost different amounts?
Price depends on the floor (higher is more expensive), the view from the windows and the building. The gap between the 2nd and the 8th floor for the same type reaches 15–20%. The exact price of a specific unit is in the list of all apartments.
Is the price negotiable?
The price list is set by the developer; discounts happen on package purchases and during promotions. Check the current terms before booking — we state them honestly, without "special price today only".
